Population growth stands to have an enormous impact on London over the coming decades; already close to 8.3m, it is expected to break the 10m barrier by 2031, the equivalent of adding three extra boroughs to the capital.
Mayor Boris Johnson puts the number of new homes needed to cope with the projected growth at 42,000 annually for at least the next decade. East London, already an area of vibrant growth, is set to be in the vanguard of the push to meet demand; away from the Olympic Village, which is still being converted into houses and apartments, regeneration continues with the prospect of 3,385 new homes on the Royal Wharf site close to the river. Further east is Wood Wharf, where another 1,600 new homes are planned. Perhaps the most prestigious project of all is the skyscraper proposed by Irish developer Tom Ryan on the western side of Canary Wharf; the 74-storey Hertsmere skyscraper will, when built, become western Europe’s tallest residential tower.
