The regeneration of Aberfeldy Village in east London has delivered more than 900 homes and a range of community facilities over the past 15 years, with a revised masterplan now set to expand the development into a neighbourhood of up to 2,500 homes. Originally approved in 2011 by housing association Poplar HARCA and development partner Be Living, the scheme was designed to replace ageing housing stock and create a new community in Poplar. Since then, it has delivered new homes, a GP surgery, community centre, retail units, and significant public realm improvements. Having reached the midpoint of the project, the partners concluded that the original masterplan no longer reflected the changing character of the surrounding area. A revised plan, approved by the Mayor of London in January 2024 after being refused by Tower Hamlets, extends the scheme northwards and includes permission for up to 1,565 additional homes. The updated vision reflects wider regeneration across east London, with major neighbouring developments transforming the area and increasing demand for improved connectivity, public spaces, and local amenities. Future phases will include a new high street, additional public squares and green spaces, and a stronger focus on creating a sustainable neighbourhood rather than simply delivering housing. |
